Types of Building Inspections You Should Know

Inspections performed during construction vary. Some are mandated by municipalities while others are optional.

Framing inspections should take place before foundation pouring commences to ensure all structural components have been correctly installed, such as studs, beams and other structural pieces.
Electrical

Electrical inspections are typically necessary when work that requires building permits is being completed, such as during the construction of a house or room addition. An inspector will visit twice; once for framing inspection when all roof components including framing, framing bracing and fire blocking/bracing have been completed and rough plumbing, heating, electrical wires installed; again once complete and before residents move in.

These inspections ensure proper electrical wiring and components that conform with code requirements. GFCI (ground fault circuit interrupters) are required in all kitchen and bathroom outlets, while AFCIs (arc-fault circuit breakers) have also become a standard in many home outlets. Other electrical requirements may include backflow valves, petroleum bulk storage units, property registration or facade inspections among many others.
Plumbing

Most people know that passing a plumbing inspection is necessary when selling their home, but these inspections are also crucial when selling commercial buildings. Plumbing issues can cause significant damage; even minor issues could indicate much larger issues that must be addressed quickly and thoroughly.

Inspectors conducting plumbing inspections will assess the materials that make up visible interior supply, drain waste and vent piping as well as its location, type and fuel source; furthermore they will ascertain where all main water and fuel shutoff valves can be found.

Commercial plumbing piping may be concealed by interior finishes, so building inspectors typically inspect and report on both the water line from the water meter to the building as well as potable hot water supply heating system.
